Application Process

  1. Confirm the property is in unincorporated Marion County rather than in Ocala, Belleview, Dunnellon, McIntosh, or Reddick.
  2. Gather the required application, plans, and project-specific forms from the county Building Safety forms page.
  3. Submit through Civic Access; select applications may be emailed to buildingpermits@marionfl.org.
  4. If acting as an owner-builder, appear in person to complete the permit application.
  5. Respond to plan review comments, pay required fees, and obtain permit issuance before starting regulated work.
  6. Schedule inspections through Civic Access and obtain final approval.

General Requirements

A building permit is required for projects to construct, enlarge, alter, repair, move, demolish, or change occupancy of a building or structure, and for regulated electrical, gas, mechanical, and plumbing work.

Permit validity
Failure to obtain an approved inspection within 180 days of permit issuance or the previous approved inspection constitutes suspension or abandonment; extensions may be granted by the building official on written request before expiration.

Owner-builders are allowed under Florida Statutes 489.103 and must appear in person.
Contractor requirements
State-certified contractors are no longer separately registered by the county, but the county maintains an insurance database; registered contractors from other Florida counties need a reciprocity letter; certain local trades still require a Marion County competency card.

Residential: $150 minimum; Commercial: $300 minimum; Other: $75 minimum
Penalty (no permit)
100% penalty in addition to normal permit fees for work started without a permit

Work That Does NOT Require a Permit

  • Ordinary minor non-structural repairs that do not violate the technical codes
