Application Process

1. Confirm the property is within Sebastian city limits.
2. Create or use an MGO account and choose the Sebastian jurisdiction.
3. Submit the application and PDF plans/documents through MGO, or email them to permits@cityofsebastian.org.
4. If applying as an owner-builder, submit the initial application in person at the building department as required by the city.
5. Pay fees through MGO, in person, or by card authorization.
6. Schedule inspections through MGO at least one day in advance.
7. Obtain final approval before occupancy or use.

Building code

2023 Florida Building Code, 8th Edition, effective December 31, 2023. City publishes ultimate wind speeds: 150 mph Risk Category I, 160 mph Risk Category II, 170 mph Risk Categories III and IV.

Owner-builder

Owner-builder permits may use MGO, but the initial application must be filed in person at the building department.

Minimum permit fee

$90

Plan check fee

10 percent of permit fee with a $75 minimum

Permit fee formula

General building permit fees start at $90 for valuations of $3,000 and less, then scale upward by valuation

Trade permit fee

$75 for A/C change-outs and fences

Penalty (no permit)

100 percent of the usual permit fee or fixed owner/contractor penalty for starting work without permits
