Application Process

1. Confirm the property is inside Neptune Beach city limits.

Neptune Beach publishes a broad permit-trigger list including new construction and remodeling, decks, patios, driveways, electrical work, fences, gas piping, HVAC, plumbing including water-heater replacement, tree removal or pruning, roofing, signs, sheds, pools, windows, garage doors, and right-of-way work.

Valuation-based fee schedule: $67.00 for $100.01-$1,000.00; $78.00 for $1,000.01-$2,000.00; $95.00 for $2,000.01-$3,000.00; $137.00 for $9,001.01-$10,000.00; $137.00 for first $10,000 plus $6.00 per additional $1,000 for amounts above $10,000 up to $100,000; $662.00 for first $100,000 plus $3.00 per additional $1,000 for amounts $100,000.01-$500,000; $1,723.50 for first $500,000 plus $1.50 per additional $1,000 for amounts above $500,000.

Payment note

State surcharges: 1.5% for BCAIB and 1% for DBPR, with minimum combined surcharge of $4. Right-of-way apron fee: $100.
