General Requirements

The Town of Oro Valley requires permits for many residential projects including new houses, remodels, additions attached to the house, detached structures over 200 square feet, new door or window openings, replacement of one or more exterior doors, replacement of three or more same-size windows, enlarging window openings, new skylights, decks over 30 inches high, porch or carport enclosures, hard-wired appliances, mechanical replacements such as furnaces and air conditioners, plumbing changes such as water-heater replacement and new water lines, electrical changes and reconnections, solar systems, and pools and spas.

Permit validity
Permit validity periods are established by town regulation. Pre-2026 applications may remain under the 2018 codes if they were complete and remain active.
Building code
Effective January 1, 2026: 2024 Building Codes and 2023 National Electrical Code (NEC). Exception: 2018 International Energy Conservation Code (IECC) remains in use.

  • Drywall repairs
  • Certain portable equipment

How to Schedule

Inspection hours
Monday through Friday; typical site arrival between 9:00 a.m. and 3:30 p.m.

Typical inspection sequence: Inspections are scheduled and tracked online through the Customer Portal. Permit holders need a portal account and must be listed as a contact on the permit. Permits must be in issued status, not expired or on hold. All fees must be paid. Permit and town-stamped approved plans must be printed and available on site.
