Application Process
- Confirm the parcel is in unincorporated Polk County (outside all city and village limits). If near a boundary, confirm jurisdiction with both the municipality and Zoning Office.
- Contact Polk County Planning & Zoning at (402) 747-2921 to describe the project and obtain the correct application form(s).
- Prepare required documentation: site plan showing property lines, proposed structure footprint, setbacks, access, and existing structures; construction plans or sketch for structural work; contractor information and Nebraska DOL registration number if using a contractor.
- Submit completed application in person at Courthouse Zoning Office (400 Hawkeye Street, first floor). Office hours: Monday–Friday, 7:00 a.m.–3:30 p.m. (closed 12:00–12:30 p.m.).
- Pay applicable permit fee per the fee schedule.
- Await review and permit issuance. Contact Zoning Office for current processing times.
- Post the permit on the job site once issued.
- Schedule required inspections at appropriate construction milestones.
