General Requirements

A zoning permit is required for the construction, placement, or substantial alteration of any nonfarm building or structure in unincorporated Nuckolls County within a zoned area.

Required Documents

  • Completed zoning permit application
  • Site plan with structure location, dimensions, and setbacks from all property lines and road rights-of-way
  • Parcel legal description
  • Contractor information (as applicable)
Building code
No actively enforced county structural building code enforcement program identified beyond zoning permit functions. Nebraska state building code (2018 IBC/IRC) applies by default.
Owner-builder
No county structural inspections identified. Owner-builders must comply with zoning setbacks, NSED electrical requirements, NDEE septic requirements, and applicable state regulations. Nuckolls County does not appear to operate an active structural building code enforcement program. While Nebraska's 2018 IBC/IRC applies by law as the default code, there is no identified county building inspector reviewing plans or conducting structural inspections for residential or most commercial projects in unincorporated areas. Clients constructing in unincorporated Nuckolls County take on personal responsibility for code compliance. A private inspection at key construction stages is strongly recommended for any project requiring financing or intended for resale.
Contractor requirements
No county-level general contractor registration identified beyond state requirements. Nebraska DOL contractor registration ($25/year, workers comp required) applies statewide.
